THE SPARTAN PROCESS
A STEP-BY-STEP GUIDE
FIRST VISIT
A meet and greet to discuss your needs and budget. We will draw up a simple plan of your home and how it could be improved, and give advice on planning submissions and regulations.
QUOTATION
A guideline quote will be brought to you to amend and approve. We will answer your queries and produce a final price.
ACCEPTANCE
A contract will now be drawn up detailing the stages of the project. We will take and a deposit and set up a payment schedule.
FULL PLANS
Full plans will be drawn up by an architect including building regulations. A structural engineer will carry out a report to support the architect's plans. We will pass this on to you for a final check.
JOB COMPLETION & GUARANTEES
Upon completion, the relevant certificates will be produced. These can include: NICEIC (electrical certificate), a Gas Safe certificate, and a final certificate from the building inspector. We will then provide you with all the necessary guarantees.
PROJECT IS CARRIED OUT
Throughout the project, if you have suggestions, extras or amendments, these will be discussed and agreed if applicable. The project will be overseen by a building inspector who will provide certification upon completion.
SCAFFOLDING & COMMENCEMENT
After agreeing a start date, we will ensure scaffolding is erected prior to the job commencing. The first day will involve a meet and greet with the team, and an opportunity to ask any questions.
LOCAL AUTHORITY APPROVAL
The plans will then be sent, along with the relevant paperwork, to the local authority for approval.
This can take up to 8 weeks.
Frequently asked questions
Will I need planning permission for a loft conversion?
-
In most cases, planning permission isn’t required as loft conversions often fall under permitted development. However, it’s always important to check, as properties in conservation areas or those involving significant structural changes may need permission. We handle these checks for you and guide you through the process to ensure everything is compliant before work begins.
Which is cheaper, a loft conversion or an extension?
-
Generally, extensions often require costly groundwork and footings, whereas loft conversions make use of existing roof space, making them more cost-effective. Extensions often involve additional structural work, while loft conversions tend to be less disruptive to your household, making it a practical choice for families who want extra space without the expense and upheaval of a full extension.
How long does a loft conversion take?
-
On average, a loft conversion takes about eight weeks to complete, though the exact timeline depends on the complexity of the design and any planning requirements. Straightforward projects may be finished sooner, while larger conversions with bathrooms or bespoke features can take longer.
How do I know if my loft can be converted?
-
If your loft has a minimum height of 2.3 metres, it can usually be converted. Smaller roofs may also be possible, but could require more extensive work.
